The Konjunktiv II: advice, wishes and the unreal
The Konjunktiv II for advice, wishes and what is not real: du solltest, wäre, hätte and würde + infinitive, the modal forms könnte and müsste, wishes (Wenn ich doch Zeit hätte!), unreal conditions, käme and wüsste, and the past: Wenn ich das gewusst hätte, wäre ich gekommen.
Advice is given with sollte, the Konjunktiv II of sollen, and an infinitive at the end of the clause. Its forms are those of the Präteritum: ich sollte, du solltest, er/sie/es sollte, wir sollten, ihr solltet, sie/Sie sollten.
Du solltest früher schlafen gehen. You should go to sleep earlier.
The English speaker's trap: you should in a piece of advice is du solltest, never du sollte. The present du sollst means you are supposed to.

wäre (would be) is the Konjunktiv II of sein, hätte (would have) that of haben. Both are formed from the Präteritum with an umlaut: ich wäre, du wärst, er/sie/es wäre, wir wären, ihr wärt, sie/Sie wären (also du wärest, ihr wäret), and ich hätte, du hättest, wir hätten, ihr hättet.
Mit einem Garten hätten wir mehr Platz. With a garden we'd have more room.
The English speaker's trap: would be is one word, wäre, rarely würde sein. Without the umlaut, war and hatte are the Präteritum, was and had. German says Hunger haben, Durst haben, Angst haben: I'd be hungry is ich hätte Hunger.

For most verbs, the Konjunktiv II is formed with würde, the Konjunktiv II of werden, and the infinitive at the end of the clause: ich würde kaufen, du würdest, er/sie/es würde, wir würden spielen, ihr würdet, sie/Sie würden. Würden Sie …? is also a polite request.
Würdest du das Fenster aufmachen?Would you open the window?
The English speaker's trap: would is würde, with an umlaut; wollte belongs to wollen and means wanted. The infinitive is placed at the end, not straight after würde. For sein, haben and the modal verbs, the one-word forms are usual: ich wäre, ich hätte, ich könnte, rarely ich würde sein.

The Konjunktiv II of the modal verbs is formed from the Präteritum with an umlaut. könnte (could) states a possibility or makes a suggestion: du könntest, wir könnten. müsste (would have to, ought to) says what would be necessary: ich müsste, ihr müsstet. dürfte is used in very polite questions: Dürfte ich …?. wollte and sollte take no umlaut: ich wollte softens a request (I just wanted to …).
Ich müsste eigentlich mehr lernen.I really ought to study more.
The English speaker's trap: without the umlaut, musste and konnte are the Präteritum, had to and was able to.

A wish is expressed in the Konjunktiv II: ich hätte gern with a noun, ich wäre gern with a place, ich würde gern (wir würden gern) with an infinitive. A wish that cannot come true is often a wenn-clause with doch or nur, standing alone, with the verb at the end: hätte, hätten, wäre, wären, könnte.
Wenn wir doch am Meer wohnen könnten! If only we could live by the sea!
The same wish can also be expressed without wenn: the conjugated verb then comes first, followed by the subject and doch, nur or bloß.
Hätte ich bloß mehr Zeit!If only I had more time!Wäre ich doch schon zu Hause!Könnten wir nur heute schon fahren!
The English speaker's trap: if only I were and if only I had look like past forms, but German takes wäre and hätte, not the Präteritum war and hatte.

A condition that is not real takes the Konjunktiv II in both clauses. The verb of the wenn-clause is placed at the end (hätte, hättest, hättet, wäre, müsste); the main clause then begins with its verb, würde, könnten or another Konjunktiv II form. If I were you is wenn ich du wäre or an deiner Stelle. A real condition keeps the indicative: Wenn es morgen regnet, bleibe ich zu Hause.
Wenn der Zug pünktlich wäre, könnten wir zusammen essen. If the train were on time, we could eat together.
The English speaker's trap: the English if clause has a past form (if I had), but the wenn-clause takes hätte, not the Präteritum.

Some strong and mixed verbs have a one-word Konjunktiv II, formed from the Präteritum stem with an umlaut where possible and the ending -e: käme, ginge, wüsste, gäbe, du kämst (also kämest). In speech most of them are replaced by würde + infinitive (kommen würde), but es gäbe (there would be), ich wüsste (I would know) and es ginge (it would be possible) remain common.
Ohne dich gäbe es kein Fest.Without you there would be no party.
The English speaker's trap: wusste is the Präteritum, knew; wüsste, with an umlaut, means would know.

Would have done is formed with hätte or wäre and the Partizip II at the end. Verbs that take haben in the Perfekt take hätte (ich hätte gemacht), verbs that take sein take wäre (wir wären gegangen, du wärst gekommen).
Ich hätte gern mit dir gesprochen.I'd have liked to talk to you.
The English speaker's trap: would have + past participle is hätte or wäre + Partizip II, rarely würde … haben.

A condition that was not real in the past takes hätte or wäre + Partizip II in both clauses. In the wenn-clause the auxiliary is placed last, after the participle (gewusst hätte, aufgestanden wärt, gewesen wäre); the main clause begins with it (hätte ich, hätten wir, hättest du). haben itself gives wir hätten gehabt.
Wenn wir den Weg gekannt hätten, wären wir zu Fuß gegangen. If we'd known the way, we'd have walked.
The English speaker's trap: if I had known looks like the Plusquamperfekt, but ich hatte gewusst is a real past. The unreal past is ich hätte gewusst.
